Air Flow, An Overview

Experience has show that many residential comfort cooling systems are operating with a refrigeration system over charged. Especially in cases where customers have called to say that their system isn't cooling enough and the technicians response was to connect a set of gauges and add some refrigerant in an effort to solve the problem. Ironically, this is also a problem for some customers who faithfully call for maintenance and start up service at the beginning of each cooling season, only to have the technician make the same basic mistake. Its all about balance when it comes to air flow. We have to assume for now that the size of the unit and the velocity of the air flow is correct. Therefor its a lack of maintenance that affects proper air flow, which is what leads to an improper refrigerant charge. This is often the source of performance complaints. Bottom line clean the coil.

Water leaking from my air conditioner

Air conditioners and high-efficiency combustion furnaces create significant condensation, which exits through a plastic drain tube. This should go into a floor drain or be carried away by a small “condensate pump.” If water is pooling at the base of the appliance, something may be blocking the water's flow, or leaking, or the pump may not be working.

1) Look to see if one of the tubes is leaking. If it is, replace it.

2) Test the condensate pump by pouring water into its pan. If the pump doesn't start, either it isn't receiving power or it is broken. Be sure that it's plugged in and test the circuit. If it's broken, either get it repaired or replace it.

3) If the pump runs but doesn't empty the pan. Unscrew the check valve, loosen the ball inside, and look for an obstruction. If it appears that a condensation drain tube is clogged with algae, remove it if possible (you may have to cut it and replace it later with a coupling). Run a wire through it to clear it. To kill the algae, pour a dilute solution of bleach (1 part bleach to 16 parts water) through the pipe.

4) Ice may be blocking the tube. If this is the case, be sure the filter isn't dirty. If the filter appears to be fine, the air conditioner's refrigerant supply is probably low. This is when it's time to call an air-conditioning technician.

Air Conditioning Maintenance

In order to change the temperature in your home, your heating and air-conditioning system draws in air from return vents, pulls it over coils to heat or chill the air, then blows the air through ducts to supply the rooms in your home. Air filters are stationed at points where air is pulled into the system, i.e., walls, ceilings or at the air handler. The filters trap air-born particles that get sucked in with the air and help to prevent them from blocking the blower and clogging up the coils. Clogged coils can’t heat or cool the air passing over them which cause damage to the system.
So, the air filter helps your heating and cooling system do its job, keeps it running efficiently and protects it so it will last longer. When filters become clogged with debris, they cut down on a heating system’s efficiency and, over time, can cause parts to wear out faster. Filters also help to keep dust from building up in your ducts, or being blown into other rooms of your house. Replacing the filter is the very first step you should take when performing routine maintenance of your home’s air conditioning system.

If you do have a disposable rather than a reusable air conditioning filter, check your air conditioning filter every month. Chances are that you will end up replacing it every month to two months during the summer season. You may need to replace your filter more frequently if you have pets or a smoker in the house, if your house is particularly dusty (say if you live next to a dirt road or are in the midst of a remodeling project) or if your air conditioner receives frequent use.

Keeping up with regular filter changes will prevent costly air conditioning repair down the line. Don’t be fooled into thinking that replacing your filters less frequently can save you money. Though air conditioning filters are not inexpensive, the efficiency of your air conditioner is greatly increased when the filters are clean. No matter what type of filter you use, make a note to yourself to check it often and to replace it when it starts to show dirt.
