What Makes up a Good Air Conditioning and Heating Maintenance Plan?

Home services, what to expect.  The spring is when you need to get your air conditioner ready to get you all the way through the long hot summer months in El Paso, TX.  The last thing you need is a break down when its 100 degrees outside.  The hotter it gets outside the more stress the a/c goes through.  The harder the air conditioner works the higher the chance for failure.  If it’s going to fail, it will do it when it’s hot, not on a day you can just open the windows.

During the spring clean and check we will clean inside evaporator coil if accessible, clean the condensate pans and check for any leaks.  Cleaning of the condensate traps, and condensate lines to prevent obstructions. Clean the outside condenser coil and straighten fins for efficient operation.  Check refrigerant levels and if low, find the leak.  (According to many equipment manufacturers, a 10% refrigerant loss will result in a 20% decrease in system efficiency!)  We also lubricate any bearings and check for proper voltage and pitting at the capacitors.  Look for proper amp draw at the compressor and check temperature drops across the evaporator.

The fall Visit is when we really need to check for carbon monoxide and gas leaks.

During the fall visit we clean the main burner assembly.  Remove soot from burner and box assembly.  Clean and check operation of humidifier if present.  Visually or with remote camera, inspect heat exchanger for cracks.  Adjust air/fuel ratio of burner and perform combustion analysis.

Note: For heat pump applications, winter season inspections repeat a number of the summer procedures plus several additional checks.
